  1. Kirk Crouser & Tanya Myers, Lot # 2463H, 20204 Cedar Cliff. A 3’ 6” variance to extend deck into the 10’ side setback was requested.  Letters were sent to neighbors and a sign was posted. Both neighboring residents responded with no issues regarding the variance request. A 3’ 6” wide stairway along the side of the house exists and is grandfathered. The variance is needed to allow the construction of a cantilevered platform that may be used to gain access from the existing stairway to the deck. The Architecture committee will recommend the granting of the Variance at the next POA board Meeting.
  1. Bob & Kelly Will, Lots # 1149/1150H/1151, 20453 Meercham Way.  The Board of Directors did not approve the 2’ variance for the height of the roof eaves on their garage. A letter was sent to the Will’s advising them to return to the Architecture Committee for a resolution.  Instead of providing an acceptable change in design that complies with the Rules, as outlined in the By-laws, the Will’s continued to search for other means of gaining approval without actually reconstructing in a manner that can create a roof height that complies with the Bylaws. Since this issue has persisted for over half a year, with extensions in time to resolve the issue, the Architecture Committee decided it is necessary to request an assessment of $1000.00 and have the Will’s provide plans that are acceptable under the By-laws. Those plans should be provided to the Architecture Committee by or before the first Committee meeting in February of 2024. Failure to comply could result in an additional assessment. 

The following projects were AA approved and were reviewed: 

  1. Brock Abdon, Lot # 382H, 20268 Lakeview Drive. Permit granted to allow the replacing of shingles, black in color.  
  1. Chris Buckman, Lots # 2108H/2109, 1347 Brabamhurst Drive. A Permit was granted to allow adding a limestone pad, 8’ X 8’, for the installation of a new hot tub.  

The following projects were approved by the Architecture Committee without a meeting:

  1. Alex & Alison Schmieg, Lots # 2856H/2857, 21041 Sunnyridge Drive. Permit granted to install a 3 board wooden fence, 4’ in height with two gates.  The pins have been located and marked.  
  1. Eileen Sheers Trust, Lots # 1888/1889, 1572 Aqua Vista Drive. Permit granted for reclaiming shoreline and installing rip rap. A new survey was drawn up.  

The following projects were approved after pins were located on property:  None

  • Pay your January 2024 dues in full by 1/31/2024.
  • Fill out the form to begin monthly payments toward your July 2024 dues on the 15th of each month beginning February 15th.

Sign up forms need to be received by February 7th, 2024.

Example of a monthly payment:  If your semi-annual dues are $563.50 your monthly automatic payments will be $ 93.92 each month.
