  1. Robert Bauer & Stephanie Cox, Lot # 3163H, 19178 Par Drive. Seeking a Permit to install a 3 rail Kentucky split rail, brown, 4’ in height with 3 gates located on the left, right and rear of the property. The pins were located and the fence instillation plans comply with all associated bylaws. The Architecture Committee unanimously approved the issuing of a Permit. 
  1. Pete & Krista Witt, Lot # 3157H, 19207 Par Drive. Seeking a permit to install a 13’ X 20’ composite deck with stairs, elevated about 5’ to make it level with the floor of their screen room. Also installing a wooden Kentucky 3 board fence with mesh liner, 4’ in height. The pins were located. The original plan for the fence indicated it was to follow the property line. By-law rule 4-13-8-a limits the fence to a setback that, at the golf course edge of the property, is limited to no closer than the buildable area of the lot. The back edge of the fence, as shown on the Plot plan, was changed to show a 25’ offset at the back of the lot. Pete Witt agreed to that limit. With that change, the Architecture Committee unanimously approved the issuing of the Permit.
  1. Eric Kranz & Emily Tirado, Lot # 2395, 1343 Golfview Court. Requesting a Permit for the construction of a new home. Plot plans and drawings for the home were provided, along with samples of the materials and colors to be used. The home will be located entirely within the buildable area of the lot. The area of the first floor will be 1555 sq. ft. The vinyl siding will be white and blue with black shutters and white trim. The roof will be black and the front door will be white. The Architecture Committee unanimously approved both the plot plan, the drawings for the construction of the home, and the issuing of a Permit.
  1. Darwin Kouns, Lot # 1787H, 1321 Heidi Haven Drive. Requesting a Permit to install a 132” (11’) X 127” (10’ 5”) boat lift perpendicular to the shoreline. Darwin Kouns was not present for the meeting. After examining the application for the permit and the Plot Plan, The Architecture Committee unanimously approved the issuing of a Permit for the boat lift. The Lakes committee will be asked to approve the installation of a canopy.
  1. Michael & Patti McCreanor, Lots # 284/285H, 339 Hickory Road. Requesting a Permit to install a shed 14’W X 36’L and a Gazebo – 14’W X 20’L. The prefabricated shed will be placed on gravel, located on contiguated lot # 284 and will have dark beige siding and a black or charcoal roof matching the color of the roof on the house. The gazebo, constructed to look like a picnic shelter, will be located on an existing parking pad and may be used to shelter their boat. An existing shed located next to the home’s attached garage, must be removed per rule 4-17-3 which limits each property to only one shed. The plot plan was changed to indicate the removal of the old shed. With all changes noted and agreed to, the Architecture Committee unanimously approved the issuing of the requested Permit.
  1. Alison & Kerry Zickuhr, Lot # 1138H, 20323 Meercham Way.  A Variance was approved by the Board of Directors on February 22, 2024.  A new plot plan was drawn up. The Architecture Committee and Compliance Officer signed off on the new plot plan.  

The following projects were AA approved and reviewed: 

  1. Lawrence Szczygiel, Lot # 1133H, 20284 Meercham Way. Resurfacing gravel driveway, no change in dimensions.  
  1. Melvin & Deborah Brown, Lot # 991H, 1111 Lucerne Lane. Color change on front door and front windows from beige/brown to white.  
  1. Teresa Cawman, Lot # 2285H, 1664 Liesl Court. Replacing brown shingle roof to Owens Corning dimensional desert rose.  
  1. Tom Slaughter, Lot # 2736H, 20560 Alpine Drive. Installing a 9’ X 39’ crushed limestone parking pad.  
  1. Ted & Claudia Richardt, Lot # 1303H, 247 Cresthaven Drive. Replacing all olive gray trim with blue gray trim.  The top front of the home above the windows will be shingled with the same blue gray color.  Gutters will be replaced.
  1. Alyce Hill, Lot # 3060H, 16878 Brookridge Circle. Remove front wooden steps and landing, replace with natural limestone steps. All in the same location.  
  1. Gerald Young, Lot # 1086H, 20272 Matterhorn Drive. Replace railroad tie steps with new Yukon pre-cast modular steps, approx.65 steps. Replace existing railroad tie walls with new AB walls, same location and dimensions.  (3’ X 35’ and 2’ X 25’)  
  1. David &Emily Dastillung, Lot # 51H, 878 Beechwood Circle. Replacing garage door, changing color from white to black.  Pictures on file.

Bob & Kelly Will: discussion on $1000.00 assessment.

January Meeting Minutes:

  1. Bob & Kelly Will, Lots # 1149/1150H/1151, 20453 Meercham Way.  The Board of Directors did not approve the 2’ variance for the height of the roof eaves on their garage. A letter was sent to the Will’s advising them to return to the Architecture Committee for a resolution.  Instead of providing an acceptable change in design that complies with the Rules, as outlined in the By-laws, the Will’s continued to search for other means of gaining approval without actually reconstructing in a manner that can create a roof height that complies with the Bylaws. Since this issue has persisted for over half a year, with extensions in time to resolve the issue, the Architecture Committee decided it is necessary to request an assessment of $1000.00 and have the Will’s provide plans that are acceptable under the By-laws. Those plans should be provided to the Architecture Committee by or before the first Committee meeting in February of 2024. Failure to comply could result in an additional assessment. 

February Meeting Minutes:

  1. Bob & Kelly Will, Lots # 1149/1150H/1151, 20453 Meercham Way. Bob and Kelly presented 3 different options to fix the height of the garage. Only one option appropriately addressed the issue and that was option #3. That option permits constructing soffits that will lower the eves down to 12’ above the ground. The materials will match the existing colors and style. The project is to be completed no later than April 7, 2024.

March Meeting:  Tom Cross commented on the February meeting stating we had a brief conversation where we agreed to postpone the enforcement of the assessment until we had an opportunity to observe the efforts to comply with the agreements made during that January meeting. Since the Will’s fully and satisfactorily complied with that agreement, on schedule, the Architecture Committee Members, by majority vote, agreed the issuing of the assessment is unnecessary.

New Business:  It was noted that the Architecture Committee is now returning to the regular twice a month meeting schedule.
