  1. Bob & Kelly Will, Lots # 1149/1150H/1151, 20453 Meercham Way. Bob and Kelly presented 3 different options to fix the height of the garage. Only one option appropriately addressed the issue and that was option #3. That option permits constructing soffits that will lower the eves down to 12’ above the ground. The materials will match the existing colors and style. The project is to be completed no later than April 7, 2024.
  1. Kirk Crouser & Tanya Myers, Lot # 2463H, 20204 Cedar Cliff Drive. The 3’ 6” side variance was approved by the Board of Directors (1/16/2024) by issuing a letter that needed to be signed by the resident. The Board of Directors has signed off on the variance.  The members of the Architecture Committee and the homeowner completed the approval process by signing the documents.  
  1. Kerry & Alison Zickuhr, Lot # 1138H, 20323 Meercham Way. Requested a 10’ variance to build a garage on the front elevation of their property. The 24’ x 24’ garage will be sided with Hardie board. Color is “Country Lane Red” and the trim color will be “Aged Pewter”. The roof will match that of the house. Eventually the house will be resided to match the garage. Noting that two other garages along that lakefront area of Meercham Way have had similar variances issued and all other aspects of the project are acceptable, the Architecture Committee unanimously agreed to recommend the Board of Directors approve the project.
  1. Ryan & Emily Roberts, Lot # 129H, 19983 Longview Drive. Changing the dimensions of their existing boat slip and building it into a seawall using precast interlocking concrete blocks. The new dimensions for the boat slip will be 25’ X 11’ 6” cut into the hill at the edge of the lake. As shown on their plot plan, the ends of the seawall will be 10’ from the left property line (as viewed from the lake) and 3’ from the right property line. The Architecture Committee unanimously approved the issuing of a permit. The Roberts’ mentioned a desire to install a small beach at the water’s edge at one end of the seawall and were informed that would be okay as long as they report it to the POA Office when done so the details can be recorded.
  1. Jeremiah & Hailey Smith, Lots # 898H & 899, 1021 Saint Moritz Ct. Seeking a permit to expand their front and back decks and replace the wood with composite decking. Colors are American Walnut and Brownstone. The front deck will be 10’ x 16’. The back decks will be 28’ x9’, 7’ x 23’, 12’ x 6’ and 26’ x20’. The two lots are not contiguated, but the pins were located and all of the decking is located within the buildable area of the single lot. The Smiths were not present for the meeting. The Architecture Committee unanimously approved the issuing of the permit.

The following projects were AA approved and reviewed: 

  1. H. Wayne Ferguson & Pam Wiedeman, Lot # 1790, 1291 Heidi Haven Drive. Replacing in kind the upper and lower decks with trex transcend lineage, Biscayne composite, signature rod railing bronze and platinum.   
  1. Robert Wilson, Lot # 584H, 20587 Lakeview Drive. Replacing shingle roof with same color, black with gray speckles.  

The following projects were approved by Architecture Committee without a 


  1. Matt Albers & Stacey Schatzman, Lot 164H, 19968 Longview Drive. Granted a permit to install a 16’ X 20’ wooden shed, tan in color.

  1. Kirk Crouser & Tanya Myers, Lot # 2463H, 20204 Cedar Cliff Drive. 3’ 6” side variance approved by the Board of Directors (1/16/2024) with a letter that needed to be signed by the resident.  That letter is on file.

  • Fill out the form to begin monthly payments toward your July 2024 dues on the 15th of each month beginning February 15th.

Sign up forms need to be received by February 7th, 2024.

Example of a monthly payment:  If your semi-annual dues are $563.50 your monthly automatic payments will be $ 93.92 each month.
