Present: Michael Sundbye, Lot # 658H/659, 20155 Edelwiess Lane, Variance to place garage on front elevation of property. Michael presented revised plot plan. Motion to proceed to the Board by Phil Heitz seconded by Dan Tester,
Brian Rupel, Lot # 2426/2427B, 1418 Brindlestone Drive, 9’ Variance on front setback. Letters sent to neighbors, Motion to proceed to Board Phil Heitz second by Bruce Keller
Present: Brad & Elizabeth Trauth, Lot # 1541, 858 Ryan Court, New home, received Performance bond & permit check, received all samples, plot plan and house plans. Reviewed plot plan and materials, signed and approved.
Present: Brian Kennedy, Lot # 2394, 1333 Golf View, New home, received Performance Bond & permit check, received all samples, plot plan and house plans. Reviewed plot plan signed and approved.
Request a motion to require variance for the minimum size of any home to be 1,200 square feet on the main floor (garages do not count in this number) and to be placed throughout the bylaws where appropriate. suggestion for the garage to be percentage of the main floor living space of the home up to 600 sq ft or 60% of first floor
Request a motion for detached garages or sheds not to exceed 600 square feet and to be placed throughout the bylaws where appropriate.
Dan Tester motioned Phil seconded for approval minimum 1200 on home Dan Tester motioned Jeff seconded for approval of 60 % on garage
Regarding 19804 Ventura Dr. Dan Tester motioned Jeff Mueller seconded. Committee approved 6 month extension for Russell Bradley.
Regarding 6 month project completion rule: Dan suggested after six months no completion, HVL will impose a $100.per month fine if not cancelled by 6 months. Motion approved unanimously.
The following projects were approved by Architecture Committee without a meeting:
Terry & Terri Preston, Lot # 2276H, 20532 Matterhorn Drive, extending parking pad with gravel, replacing and extending retaining wall, uniblock material (grey) 4’ at lowest point and 34’ in length.
Mike Jackson, Lot # 2084, 1588 Brabamhurst Drive, Rebuild existing retaining walls, 3’ X 20’, 8” X 20’, build 8” X 8’ new retaining wall with fire pit. 6” X 3’ wide stone steps, 14’ in diameter circle paver patio.
The following projects were AA approved and will be reviewed:
Anthony Seitor, Lot # 725, 1168 Chalet Court, 8’ X 12’ Garden Shed, wood, gray with white trim
Greg & Amanda Corsmeier, Lot # 163, 19954 Longview Drive, 4” Drainage pipe to release water away from home and into culvert.
Gary Schmid, Lot # 1642/1643H/1644, 19681 Knollwood Drive, Replacing existing retaining wall with same dimension, replacing gravel drive with concrete. Bond money has been collected.
Michael Lambrinides, Lot # 1762, 19877 Alpine Drive, Concrete parking pad 21’ X 15’. Received bond money.
Timothy Quillin, Lot # 2285, 1664 Liesl Court, Shed, Aluminum, 12’ inlength10’inwidth and 7’ in height. Shed existing on property without permit. Permit and drawing completed, shed moved to new location.
Rhonda Hammersmith, Lot # 991H/992, 1111 Lucerne Lane, Kentucky Board Fence with mesh liner, 4’ in height, wood.
Approval Architecture Meeting Minutes: Dan Tester motioned for approval of August and September, Dave Hafner second.
New Business: Community Manager Bruce Keller has requested discussion of issues on expired 6 month structure approvals and possible non-fundable fee on non-performance bond approvals.
